# Kao Jai > Kao Jai (เข้าใจ, "I understand") is an app for expats and long-stay foreigners in Thailand. You snap or upload any Thai document (a lease, condo notice, electricity or water bill, school letter or government form) and it tells you, in plain English, what the document is, what it says, what you owe, by when, and what to do next. It explains documents. It is not a translator for official use and not legal advice. Key facts: - Status: pre-launch. The waitlist is open. Kao Jai will be an iPhone and Android app, launching soon across Thailand (for example Bangkok, Chiang Mai, Phuket, Pattaya and Hua Hin) on the App Store and Google Play. - Features (MVP): upload by camera, photo or PDF; a decoded result card (type, summary, key dates, amounts owed, sender, next action); red flags for leases and contracts; an "Ask about this document" chat; "Draft my reply" in polite Thai with English alongside; document history. - Coming soon: a deadline vault and reminders (visa extension, 90-day report, TM30), auto-filled forms and a bill tracker. - Pricing (Thai baht, VAT included): Free gives 3 documents a month. Pro is ฿199 a month or ฿1,990 a year (unlimited documents, fair use). - Audience: retirees, remote workers and DTV visa holders, families and property owners living in Thailand. - Privacy: personal data is handled in line with Thailand's Personal Data Protection Act (PDPA).
